City of New Ulm (Own-

er) have filed an appli-

cation with the City of

New Ulm requesting

the consideration of a

General Development

Plan that is associated

with a PUD Zoning

District intended to ac-

commodate 118-unit

mixed use residential

housing project on pro-

perty generally located

in Part of the SE 1/4 of

the NE 1/4 of Section

24, Township 110

North, Range 31 West.

Avenue and 1425-1625

Maplewood Drive. This

is a continuation of the

Public Hearing at the

Planning Commission

from May 29, 2025

meeting in which they

tabled this item; and

WHEREAS, Steven

Brown, on behalf of

Project Spark and the

New Ulm Business

Resource Innovation

Center (NUBRIC) filed

an application with the

City of New Ulm re-

questing the considera-

tion of a General

Development Plan that

is associated with a

PUD Zoning District in-

tended to accommo-

date “Project Spark”,

providing up to 15 tiny

homes on property lo-

cated on Lots 1-8,

Block 1, Itinger Addi-

tion. The street ad-

dress for these proper-

ties are 418 13 th

South Street, 424 13 th

South Street and 1305

– 1315 South German

Street.

WHEREAS, Steven

Brown, on behalf of

Project Spark and the

New Ulm Business

Resource Innovation

Center (NUBRIC) filed

a petition with the City

of New Ulm requesting

the approval of an

amendment to the

Comprehensive Plan

to designate the pro-

perty legally described

as Lots 1-8, Block 1, It-

inger Addition from

LDR (Low Density

Residential) to HDR

(High Density Residen-

tial). The street ad-

dress for these proper-

ties are 418 13 th

South Street, 424 13 th

South Street and 1305

– 1315 South German

Street.

WHEREAS, Tyler

Zollner has filed an ap-

plication with the City

of New Ulm requesting

a Variance to construct

an 14 1/2′ x 26′ addi-

tion to an existing de-

tached residential

garage at 16′ from the

front yard property line

on the property

described as the Front

1/2 of Lot C and D of

Outlot 313. The street

address is 413 High-

land Avenue Street.

The required front yard

setback is 30 feet; and

WHEREAS, the City

Code requires that

these matters be con-

sidered by the New

Ulm Planning Commis-

sion.

NOW, THEREFORE,

BE IT RESOLVED,

pursuant to the City

Code, the New Ulm

Planning Commission

will meet at 4:30 P.M.

on Thursday, June 26,

2025 in the City Hall

Council Chambers,

100 North Broadway,

New Ulm, Minnesota to

consider these matters.

The public and all in-

terested parties are

hereby officially notified

of said hearings.

All written comments

will be read into the

record and must be re-

ceived by Noon,

2025 and shall be sub-
