Atypical dwellings on the rise

Land Haven Development brings barndominiums NU

By Clay Schuldt 3 min read

NEW ULM - The first few bardominiums in New Ulm are on the rise at 2211 Jacobs Street.

A barndominium is a residential building combining a traditional barn-like structure with residential dwelling features, sometimes called a shed-house or “shouse." This new type of building was brought to New Ulm by Tony Gulden and his family, who are the developers behind Land Haven.

Gulden said a few years ago, he and his family saw bardominiums and shouses in several different towns in northern Minnesota. Each community had a different name for these types of structures, but are all combination of storage or garage units with residential features.

Gulden's daughter Brittany Bullock said, "[We] immediately thought, 'Why couldn't something like this work in New Ulm?' We felt our community could really benefit from something unique like this."

Instead of building one or two bardominiums, they created an entire development that will include 28 buildings; 22 of the lots will bardominiums units.

Gulden said Land Haven is part of a homeowners association and those buying lots will need to follow certain guidelines. The exterior shell of the bardominiums will all look the same, all using the same steel, same garage door, same exterior lighting and the same black-on-black color scheme. After that, the interiors of the bardominiums are 100% customizable.

Gulden said some people could turn their bardominium into an elaborate man-cave or insulated condo with garage features.

"Land Haven Development offers a lot of flexibility," Bullock said. "Land Haven isn't just for bardominiums. There are opportunities for residential living, personal storage buildings, and even certain types of businesses - excluding retail. We want people to understand that there are several possibilities here."

The overall construction timeline for Land Haven is on schedule. There are currently four condo garages fully constructed on the property with three barndominium-style buildings underway.

Gulden said the first three bardominiums going up will each look the same from the outside, but the interiors will have completely different layouts.

Of the 28 lots in the development, six have sold, with two additional purchase agreements in process.

Gulden said at least two of the bardominium buyers are planning to sell their homes in town after moving into the development.

"That's another two homes opening up in New Ulm," he said.

Bullock believes the Land Haven project could spur the creation of similar housing projects elsewhere in the community.

"I think people are looking for different options when it comes to housing and storage," she said. "Developments like this offer something you don't typically see in our area. Hopefully, Land Haven will encourage more unique development opportunities in New Ulm and the surrounding communities. We are looking forward to seeing the development continue to grow as more people discover what Land Haven has to offer…our goal has always been to create something unique for New Ulm that people can enjoy and benefit from for years to come."
