NOTICE OF PUBLIC HEARING

WHEREAS, Nathaniel Sperl and Arlene Sperl (“Applicants”) and Thomas and Sandra Bauer (“Owners”), have filed an application with the City of New Ulm requesting a Conditional Use Permit to allow the following in an I-2 (General Industrial Zoning District): 1) the operation of a small recording studio; and 2) private individual music lessons, on the property legally described as the East 65 feet of Lot 6 and Lot 7, Block 2 North of Center Street. The street address of the property is 227 North Front Street; and

WHEREAS, Amber Adams has filed an application with the City of New Ulm requesting a Conditional Use Permit to allow the operation of a massage therapy business as a home occupation on the property legally described as Lot A-3 of Outlot 364. The street address of the property is 406 South Garden Street. The property is zoned R-1 (Single Family Residence District); and

WHEREAS, Leah Treleven, on behalf of Sweethaven Tonics, LLC (“Applicant”) and Ann Vogel (“Owner”), have filed an application with the City of New Ulm requesting a Conditional Use Permit to allow the following in a B-3 (General Business Zoning District): 1) production and retail sale of Sweethaven Tonics products, and 2) the operation of a tasting room using Sweethaven Tonics craft beverage concentrates, on the property legally described as Lot 10, excepting Parcel V-C, Parcel V-D and the vacated alley right-of-way abutting Lot 10, Block 64 North of Center Street. The street address of the property is 110 North Minnesota Street; and

WHEREAS, Dennis P and Kathleen J Lux have filed an application with the City of New Ulm, requesting a Variance to allow a detached accessory structure to be constructed with a height of 19’6″ on the property located at 300 South Jefferson Street. The property is legally described as the Front 90 feet of Lot 1, Block 178 South of Center Street; and

WHEREAS, Mike Kral, on behalf of M&D Properties, a Partnership, has filed a petition with the City of New Ulm requesting the amendment of the City’s Comprehensive Plan to allow High Density Residential land uses in place of Medium Density Residential land uses for the property legally described as Lot 1, Block 1, Lakeside Village Addition. The street address of the property is 1003 Mack Lane; and

WHEREAS, the City Code requires that these matters be considered by the New Ulm Planning Commission.

NOW, THEREFORE, BE IT RESOLVED, pursuant to the City Code, the New Ulm Planning Commission will meet at 4:30 P.M. on Thursday, March 31, 2022 in the City Hall Council Chambers, 100 North Broadway, New Ulm, Minnesota to consider these matters. The public and all interested parties are hereby officially notified of said hearings.
