Reappraisals being done in Brown County

Greetings from the Brown County Assessor’s Office! We are busy this time of year with many projects.

You will start seeing appraisers from the office taking photos to update our records. All appraisers are required to wear identification and inform city hall and/or the police department of what areas they’ll be in. This process is done prior to our routine reviews of property throughout the county.

Quintile Reassessment

Minnesota Statutes require the assessor to physically inspect properties at least once every five years. This is called the “quintile” reassessment. This differs from viewing new construction or reviews for property appeal. If the property owner is not home, an exterior inspection will be completed and notice will be left on your door of our visit.

Minnesota Statute 273.08 states:

“The assessor shall actually view, and determine the market value of each tract or lot of real property listed for taxation, including the value of all improvements and structures thereon, at maximum intervals of five years.”

Minnesota Statute 273.01 states:

“All real property subject to taxation shall be listed and at least 1/5 of the parcels listed shall be appraised each year.”

Information on this year’s quintile, along with the appraiser, is located on our website: www.co.brown. mn.us . Click on “Assessor Department” under the “Departments” tab on the top of the page. On the right hand side of the page is “Assessor Info.” Click on “Who’s my Appraiser.” Then select your “Assessing Area” for a map of the quintile boundaries. The current quintile area is in yellow.

Sales Verification

Sales are the foundation for mass appraisal. We rely on the sales of properties when estimating values on similar types of properties in a certain area.

Certain sales are automatically removed from consideration; others require thorough review. If a property you purchased falls in our verification criteria, you will be contacted by an appraiser from our office. The accuracy of our assessment is dependent on the sales verification process. Basically, the better the information we receive about a sale, the better our assessment is at the end of the year.

New Construction

Along with the above projects, we will also be viewing new construction. If your project is an interior renovation, you will be receiving a letter or a phone call from our office requesting an appointment to view the project. Interior updates are typically reviewed toward the end of the year.

Exterior projects are viewed throughout the year. If the property owner is not home at the time of our visit, a tag will be left at the door notifying you that your new construction has been measured/viewed.
